Housing in the Netherlands has its own vocabulary: huurcontract, servicekosten, hypotheek, VvE, achterstallig onderhoud. Here’s everything you need to understand your contract, report a breakdown, and make sense of a rent increase letter.

1. A home of their own

Alex and Nora rent at the moment, but they want to buy a house. They can end their tenancy agreement with a month's notice. Every year there's a rent increase, and the service charges go up too.

They go to an estate agent. The house they like has an asking price of 375,000 euros, plus buyer's costs. 'In this area you often have to bid over the asking price,' says the agent.

At the bank they ask about a mortgage. They also have a structural survey done. It shows there's mould in the bathroom and the boiler is old.

They buy it anyway. They sign at the notary's, and at the handover they get the keys. From now on they have to fix any defect themselves: there's no landlord to call any more.

Sociale huur is allocated based on a waiting list (inschrijfduur), which in the Netherlands can take years. The vrije sector is quicker to access, but typically requires an income of 3–4 times the rent.

The VvE (Vereniging van Eigenaren) collects a monthly contribution for general maintenance. Before buying a flat, check if the VvE has een gezond reservefonds — a healthy reserve fund.

Minor repairs (kleine herstellingen: light bulbs, washers) are legally the tenant's responsibility. Major repairs — boiler, roof, windows, damp — are the landlord's.
